The Mitsubishi vehicles we see most often are the Outlander and Outlander PHEV, the RVR, the Eclipse Cross and the Mirage, along with older Lancer, Galant and Endeavor models. Across those, Mitsubishi has used three main kinds of key, and the right one depends on the model, the year and the trim.
The VIN is the reliable way to tell which one the vehicle uses, because trims within the same year can differ. A wider explanation of key types is on car key types.
On a transponder or remote head key, three things have to be right for a replacement to work: the blade has to be cut to the locks, the chip has to be programmed so the immobilizer lets the engine start, and on remote head keys the buttons have to be paired with the vehicle.
These are usually done in one visit. A copy cut at a hardware counter without the chip programmed will open the doors and turn in the ignition, but the engine will crank and stop or not start at all. That is the immobilizer working as designed.
If the original key has worn, a new key cut from the key code is often better than copying the worn one. Worn keys are a common cause of a Mitsubishi ignition that is hard to turn. See worn keys and poor key copies.
A proximity fob unlocks the doors when you touch the handle and allows the engine to start with the button while the fob is inside the vehicle. A mechanical emergency key is stored inside the fob for the driver's door.
When the fob battery runs low, the vehicle may warn that the key is not detected. Many models will still start if you hold the fob close to the start switch, following the procedure in the owner's manual. A new battery fixes many of these complaints. If a fresh battery does not help, the fob may need reprogramming or replacement.
Adding a second proximity fob while one still works is a straightforward programming job. Replacing the only fob is more involved, because the vehicle has to be put into a key registration mode without a working key, and on some model years that requires additional security access.

A spare costs less than a replacement after every key is gone. If you have one working key, get a second made, particularly on vehicles with a proximity fob.
When every key is lost:
The general steps are on lost car keys with no spare.
The plug-in hybrid Outlander uses the same kind of proximity key as the gasoline models, so key replacement follows the same process. Mitsubishi's phone app for the PHEV controls things such as charging and climate settings. It is not a replacement for the key, and losing the fob still means a key replacement.
Older Mitsubishis are still common in the GTA, often as second cars. Their keys are generally transponder keys with or without an integrated remote, and the vehicles are often on their second or third set of keys. Many of these keys have worn blades. A new key cut to code and programmed to the vehicle usually works more smoothly than another copy of a worn one.
Have the VIN, the ownership or registration documents, and identification that matches. Tell us which key you have, or had, and whether one still works, and where the vehicle is parked. Booking information is on car key replacement, and proof requirements are on proving you are entitled to enter.

The blade was cut but the transponder chip was not programmed to the vehicle, so the immobilizer prevents the engine from running.
Yes. Adding a fob while one still works is a straightforward programming job.
A new key or fob can usually be made at the vehicle. The blade is cut by code or by decoding a lock, and the new key is programmed in place of the lost ones.
Try a new fob battery. Many models will still start if you hold the fob close to the start switch as the owner's manual describes.
No. The app controls features such as charging and climate settings. The vehicle still needs its key or fob.
A new key cut from the key code is usually better than copying a worn one, and it often makes a stiff ignition easier to turn.
