Latch sticks
The latch does not spring back, or the door will not stay closed.
Handle droops
A broken spring inside the lock body lets the lever or handle sag.
Thumb latch will not open
On a handleset, pressing the thumb latch no longer pulls the latch back.
Key hard to turn
The key turns with force, turns without doing anything, or the cylinder wobbles.
What a mortise lock is
A mortise lock sits in a deep pocket (the mortise) cut into the edge of the door. The latch, the deadbolt and the parts that work them are all inside one steel lock body. The handles or knobs and a threaded cylinder are fitted to that body from the outside.
A regular cylindrical lock only needs two round holes drilled through the door. A mortise lock needs a door thick enough for the pocket, usually 1-3/4 inch or more, and the lock body has to match the pocket that is already there. That is why a mortise lock is not swapped like an ordinary knob or lever.
You find mortise locks on older Toronto homes with brass handlesets, on many high-end entrance sets, on aluminium storefront doors, and on commercial doors in offices, schools and apartment buildings.

Repair, rekey or replace
Many problems come from a broken spring, a loose cylinder set screw or a door that has dropped out of line with the strike. They can often be repaired without replacing the whole lock.
Repair the lock body
We take the body out, clean it, replace broken springs and worn parts where parts exist, and adjust the strike.
Rekey the cylinder
We rekey the threaded mortise cylinder so old keys stop working, or fit a higher security one.
Replace the lock body
We match the backset, faceplate size, function and handing so a new lock fits the existing pocket.
Add a deadbolt
For an old mortise door with a weak latch, see adding a deadbolt above a mortise lock.

Mortise locks we work on
- Homes and condos: brass and decorative entrance handlesets, including Emtek and Baldwin, and the original mortise locks on many older houses.
- Offices and buildings: heavy duty commercial mortise locks with levers, in classroom, office, storeroom and privacy functions. On fire-rated doors we use hardware listed for that door.
- Storefronts: narrow stile mortise deadlocks and latches on aluminium and glass doors. See Adams Rite locks.
- New installs: we can cut the pocket for a mortise lock box in a suitable solid door.
